The Room by Room Review Strategy

Know Exactly What to Fix Before You Sell. And What to Skip.

Six months to two years before you list, Diane walks through your home room by room and hands you a list of low-cost fix-ups that can bring back two to three times what you spend.

Your house does not need to be ready. Don't clean up for us.

Staging Starts With a List

A Real Estate Doctor Making a House Call

Most sellers think staging starts with paint. It doesn't. It starts with someone walking through your house, room by room, and handing you a list. That's the first step, and you must do it first.

The Blood Test

We Walk Every Room

The doctor doesn't hand you a prescription the second you walk in. First comes the test. So we walk every room, the basement, the garage, and the outside. I can look right past the clutter and see what your home needs.

The Consultation

You Get Your List

Then we sit down and you get your list. What to do first, what to do second, and what to do third. Sellers tell me it gave them an action plan, it gave them hope, and it gave them a good place to start.

What's on Your List

  • Paint Colors
  • Lighting
  • Decluttering
  • Repairs That Pay
  • What Comes Out of the House
  • How Every Room Is Shown, Garage and Basement Included
Why It Pays

Spend a Dollar. Get Back Two or Three.

Every fix-up on your list has one job: bring back more than it costs. If it can't do that, it doesn't belong on your list.

2–3xReturn on the low-cost fix-ups we recommend
3–10%More money for sellers who have a Room by Room Review
½The time on the market. Their homes sell in half the time.
How It Works

Six Steps to Your Room by Room Review

Every home is different, and every seller's goals are different. Here is how we take you from "where do I start?" to a home that's ready for buyers.

  1. We Design Your Selling Strategy

We start with what's important to you about selling.

  2. You Get Your List of Staging Ideas

Repairs, updates, professional cleaning, closets cleaned out, rooms painted, the garage and basement cleared and painted, personal pictures down, and extra furniture out.

  3. We Go Over the Home Inspection Repairs

A pre-market home inspection tells you what's marginal and what's defective. We go through that list together.

  4. You Get Estimates

For everything on the list. You can't commit to a repair until you know what it costs.

  5. We Decide What to Do

This is the critical moment. You want two to three times what you put in. And you can always do all of it, some of it, or none of it.

  6. You Hire the Contractors

Use the ones you're comfortable with, or the ones on our list. Every repair goes on a timeline with a completion date.

Start Earlier Than You Think

Six Months to Two Years Before You List

Getting started too late is the number one mistake I see. About ninety-five percent of our business is working with people a year in advance, before they ever sell.

People plan their healthcare. They plan their financial future. Your home is one of the largest assets you will ever own. Have a plan for it.

  • Many contractors are slow in the off season, and most will discount a job they can schedule for the future.
  • You're not waiting on parts with a deadline hanging over your head.
  • You take your time, one room at a time, with no scramble the month before you go on the market.
  • And you get to enjoy the house before you sell it.
Without the List, You're Guessing

Beat the Staging Shark

In my book Home Selling Sharks, I call it the Staging Shark. Sellers don't have a plan and don't prepare early enough. Buyers don't like how the house looks online, and they move on. Your home ends up on the clearance rack.

The Wrong Paint Color

And please, do not paint your walls white. I see it all the time.

Upgrades That Don't Bring Value

Spending two thousand dollars to get two thousand back is not a plan.

The Wrong Advice

How many homes has your painter sold? How many has your handyman sold?

Starting Too Late

No time left for the low-cost repairs, so the money stays in the house.

Same House. Better Plan.

What the List Can Do

Two of our sellers, and what happened when they followed the plan.

Sold in 2 Days$21,000 Over Asking

Leo was the typical empty nester. He needed every penny from his sale to move into a retirement community, with enough left over to travel.

Leo was coachable. He followed every piece of advice, right down to an immaculate, empty, freshly painted garage and basement. His home sold in two days for $21,000 more than his asking price.

From Home Selling Sharks

$620,000 to $720,000Same Buyer. Cash.

Another agent's buyer offered Loretta $620,000. She called me instead. We held off and did four staging repairs, then went on the market at $649,999 on a Saturday.

By Monday we had multiple offers. That same buyer came back at $720,000 cash. A hundred thousand dollars over their first offer.

In Person or On Video

Wherever You Live, Let's Walk It Together

Pick up your phone and walk me through your house on video, room by room. I see homes this way every week, right from my desk. Thirty minutes, and you have your list.
